Hi Kathy

Thank you for a quality post! While I felt I had a reasonable handle on several areas you touched on, it was helpful to see your commentary on petrol at $5-$7 per gallon, rising rents, return of 1st home buyers and the time frame in which to consider investing in apartments.

Kathy,

In regards to #2, in addition to Quicken the best budgeting software out there is called YNAB (You Need A Budget). Very simple because it doesn't have a lot of extra crud added in. It budgets the amount you set for a category and then rolls the surplus or overspending over to the next month. The goal is to get where you are able to eventually pay next months bills with the leftover from the previous months rather than your income for the current month. Great program. Check it out.

Thanks,

Rick

Kathy
You have hit the nail on the head.
The sense of entitlement and lack of work ethic is the biggest problem in America.
A very high percentage of new Millionaires in America are RECENT immigrants. They understand better than many native born Americans that America is the land of opportunity. They understand if they work hard they can get ahead and achieve.
Many folks seem to believe that financially successful folks only got that way because they took advantage of someone else. Not true.
We are rapidly approaching a tipping point in this country where those who work for the government or live off the government will outnumber those that don't.
